The first stage when transferring a house with UK conveyancing and licenced conveyancers is when the sale of the property is agreed. The sellers solicitor or licenced conveyancer obtains the title deeds and arranges for the seller to fill in some enquiry forms. The UK conveyancing solicitors then prepare a contract and sends this out with a legal information pack. The conveyancers answer enquiries from the buyers solicitor and arrange the moving date. The buyers UK conveyancing staff request a payment on account of expenses, receive the legal information pack from the sellers solicitor, and then ask any additional legal enquiries if necessary.

The next is exchanging contracts. This is when the sellers solicitors or licenced conveyancers receives the buyers' deposit and obtain a settlement figure for any mortgage on the property. They then approve the transfer deed and arrange for the seller to sign it. The UK conveyancing team send the buyers contract and deposit to the sellers' UK conveyancing office and prepare the transfer and mortgage deed for the buyer to sign. They arrange final searches and prepare final accounts and request any monies required for completion.

The third stage is completion when the sellers UK conveyancing office receive the balance of the purchase price and pay off any mortgages on the property. They hand over the title deeds and send the seller the balance or use this towards the purchase of another UK property (if any). Meanwhile the buyers UK conveyancing team send the balance to the sellers solicitor or licenced UK conveyancing office and collect the deeds to the property. They pay stamp duty (if any), register the purchase at HM Land Registry and then send the title deeds to the Bank or Building Society.
