Who are Easier2move?
Easier2move are an established provider of conveyancing services in the UK.
Recognising that solicitors were often deemed to be slow, uncommunicative and expensive, we were the first company to provide conveyancing quotes, case progress reports and text message updates to consumers when we launched in August, 2000.
Now we are the UKs leading online conveyancer with in excess of 4500 lenders, estate agents and mortgage advisers recommending our service and a panel of 130 local law firms. Easier2move prides itself on service and won the inaugural British Mortgage Awards in 2006.
Why should I recommend Easier2move conveyancing service to my clients who are looking to purchase a property or remortgage?
Easier2move offer a personalised fixed rate, no completion no fee conveyancing service with all conveyancing carried out through a network of 130 law firms. Your client benefits from online case progress reports, text message updates as well as an individual within the chosen vetted law firm carrying out the case from start to finish. We also pay you a generous referral fee for every completed case and make it easy for you to instruct us and monitor the progress of the case.
Easier2move now offers the added value of paying you for non completed cases subject to limits and conditions through Easier2protect. This is not currently available in the market anywhere else.
What’s in it for me as a broker?
If your clients’ purchase doesn’t go through for a valid reason currently you get nothing -NOW Easier2move will not only reimburse your client but will also pay you your £100 referral fee.
What is Easier2protect?
Easier2protect is Easier2move’s latest innovation in conveyancing.
At Easier2move we have recognised that the associated costs of buying a home have increased significantly in recent years and that according to recent figures from the Council of Mortgage Lenders more than a quarter of house purchases fall through incurring consumers considerable costs in the form of mortgage arrangement fees, valuation fees and solicitor costs – and usually all through no fault of their own.
Easier2protect allows the person buying to reclaim these associated costs (up to a maximum amount) thus helping 1 in 4 people who buy their property through us.
How does it work?
We can provide you with a full quote for conveyancing by calling us on 0845 4600 800, emailing us at enquiries@easier2move.co.uk or by going online to www.easier2move.co.uk. The quote we give you is on a fixed price, no hidden extras and no completion no fee basis and will outline all costs including Solicitors’ charges, search fees, administration fees and stamp duty.
If you and your client are happy with the quote and wish to proceed then we can take details over the telephone or you can complete the short online instruction form. Your client will then be contacted by Easier2move the same day as instruction to confirm the solicitor details and at the same time we will arrange to collect an arrangement fee of £46 plus vat from your client to get things started.
Alternatively we offer a referral service whereby we can call your client on your behalf, provide a quote, take the instruction and you still earn your referral fee.
What are the valid reasons Easier2move will reimburse my client?
This is what Easier2move feel are valid reasons:
- If the property is withdrawn from sale by the vendor due to reasons beyond your client’s control.
- The vendor receives and accepts an offer from a third party, which is a minimum of £1,000 greater than the offer they previously accepted from your client and they are not prepared to increase their offer.
- The mortgage lender’s survey or valuation on the property identifies that rectification work needs to be carried out, the cost of which exceeds 5% of the sum originally offered or values the property at less than 90% of the sum offered for the property and which has been accepted and your client decides not to proceed.
- The mortgage lender insists on a secondary survey such as damp and timber or electrical survey and the mortgage lender insists on additional rectification work being carried out to the property, the cost of which exceeds 10% of the agreed asking price and your client decides not to proceed.
- The mortgage lender applies a retention on the mortgage for the property and this figure exceeds 5% of the sum offered and which had originally been accepted and your client decides not to proceed.
- The property sustains damage during the period between offer and exchange of contracts where the total cost of rectification work exceeds 5% of the property value and your client decides not to proceed.
- The vendor is not legally entitled to sell the property or to transfer interest in the property to your client.
- A survey or valuation is carried out and highlights that the property has been underpinned or shows signs of subsidence and your client decides not to proceed with the purchase or the lender will not lend.
- A Local Authority search highlights that the property is the subject of a compulsory purchase order, in a flood plain, on contaminated land or over a mining area.
- A search highlights the fact that there is a defect in the title and this cannot be rectified and your client decides not to proceed with the purchase or the lender will not lend.
- Your client dies or contracts a critical illness, sustains a serious injury, is given notice of redundancy or is given notification of relocation and you or the person buying with you decide not to proceed.
How much can I claim back?
Whenever you instruct Easier2move on a purchase or remortgage you and your clients will automatically receive the benefit of Easier2protect.
Subject to the terms and conditions in this document Easier2move will reimburse your referral fee up to a maximum of £100.
Subject to the terms and conditions in this document if your clients’ purchase falls through for no reason of their own Easier2move will reimburse your client up to £500 in mortgage arrangement fees, £750 in valuation fees and £600 in solicitor’s disbursement costs.
Should your client be unfortunate in having their transaction fail and wish to use Easier2move again they can still be protected the next time they purchase. However, a new arrangement fee for the new property details would be required for purchases.
Is the arrangement fee refundable?
If your client changes their mind within the first 10 working days and decide not to use the service, Easier2move will give them back their arrangement fee.
Are my clients getting an insurance policy?
No, this is not an insurance policy for consumers; Easier2move are providing a service and will only reimburse you or your client if they can provide genuine documents to substantiate their losses.
How do my clients reclaim their costs?
In the unfortunate event of the purchase failing to complete please contact Easier2move on 0845 4600 800. We will ask your client to provide proof of payments and depending on why the transaction has fallen through and any relevant official documents, such as mortgage offers, valuations and letters from the lender or relevant solicitor on headed paper.
Are there any reasons why Easier2move would not reimburse me/my client?
Easier2move are only able to reimburse you and your client for genuine, reasonable reasons as described above.
In the unlikely event that the following circumstances occur we will be unable to reimburse you or your client:
If the event happened before you or your client instructed Easier2move to work on your client’s behalf.
If the purchase is subject to a contract race or sealed bids.
If your client withdraws from the purchase of the property for reasons other than those mentioned above.
If your client deliberately and/or knowingly causes a delay or uses unreasonable behaviour that results in the failed purchase.
If the purchase has not exchanged or has not completed within 12 months of being registered with Easier2move.
If your client is aware of a previous survey having been carried out to the property that may give cause for the purchase to fail.
If your client is aware, before instructing Easier2move, of any circumstances which could lead to the failure of the mortgage completing.
Where your client can be reimbursed by their employer or obtain a refund from the lender or solicitor.
In the case of redundancy we will not reimburse you or your client if they are self employed, if they have taken voluntary redundancy or if they are a company director or partner of the company giving notice of redundancy.
